Building maintenance, works

Campus Management is responsible for safely and efficiently delivering maintenance across the University's estate.

Our Building services team provides a broad range of maintenance activities that ensure the University assets are functioning and maintained to the highest level, and comply with all statutory and safety regulations. We have an in-house team consisting of plumbing, electrical, mechanical, carpentry, painting and general building trades staff, along with contracted tradespeople to assist with maintenance requests.

The following is a brief description of the activities that we carry out and the services we can assist with:

Grounds and landscape management

Our Grounds team manages 75 hectares of gardens and lawns within a total area of 168 hectares. This includes gardens, trees, lawns, paved surfaces, sporting fields, bushland, bores and irrigation.

The Grounds team oversee and maintain a diverse range of environments from a heritage landscape on the Crawley campus to over 18 hectares of sporting fields at UWA Sports Park. They also organise the maintenance of firebreaks annually to protect bushland, building infrastructure, agricultural land and flora reserves.

  • Develop and deliver an asset planning strategy that maximises the value of the University's land and property holdings Management of approximately 5000 trees (under a Tree management plan)

Cleaning, waste and recycling

Our contractors, Spotless, manage the University’s cleaning, waste and recycling services.

They provide a comprehensive service at most UWA institutional buildings on a year-round basis, with the exception of a few that are managed independently or resourced internally.

Cleaning

Cleaning within buildings commences at 6 am, and any disruptive activities such as use of noisy machinery, completed by 8 am. Cleaning activities include:

Toilets/washrooms

On a daily basis, bins are emptied, dispensers refilled, toilet fixtures cleaned and sanitised, floors swept and damp mopped. Sanitary units are replaced in toilets monthly, and new units installed where required.

Office areas

Bins are emptied daily, carpets vacuumed and surfaces dusted (where accessible and safe) weekly.

Internal spaces, including public space, corridors and foyers

Bins are emptied daily, floors vacuumed or mopped weekly, and spot cleaning of horizontal surfaces and/or glass as required.

Teaching spaces, including general research spaces and laboratories

Bins are emptied daily, carpets vacuumed weekly, along with spot clean of desktops. Whiteboard surfaces cleaned weekly.

Lunchrooms and kitchens

On a daily basis, bins are emptied, sinks and bench tops cleaned and sanitised, and vinyl floors damp mopped. Floors are stripped and sealed annually.

Additional cleaning services Spotless can provide at an additional fee:
  • Specific school cleaning
  • Special cleaning such as carpet and upholstery cleaning, window cleaning (above 2.1 metres) and high pressure cleaning

Waste

Spotless is responsible for the collection and disposal of waste located within and outside buildings. Waste collection occurs on a daily basis as part of the general cleaning services provided within buildings.

All waste collected within a building a space is placed into external bins by cleaning staff for daily collection.

Recycling

Spotless has partnered with waste service provider SITA to facilitate the collection and disposal of external general and commingled (mixed) waste bins.

The contract includes the provision of waste services to all buildings, except those where waste services are contracted independently.

Spotless manages other waste removal, including furniture or bulky items as needed. Fee-for-service applies.

Services outside the contract

Campus Management has negotiated fixed rates with Spotless for the provision of cleaning and waste services outside the contract specifications. Faculties and schools who independently procure cleaning and waste services are encouraged to take advantage of these competitive rates. Faculties and schools may request additional services at their own cost to support special events or other activities not covered within the contract.

Design and construction standards

The UWA Design and Construction Standards specifies the minimum requirements for the design and construction of UWA projects by architects, consultants, contractors and project managers. These standards must be referred to when designing and specifying any new facilities or refurbishing existing buildings at UWA.

These standards also provide facility managers, maintenance contractors and other service providers with an understanding of UWA services in order to assist in the maintenance and operation of facilities.

The planning, design and construction of each UWA facility must fully comply with the current relevant legislation, including (but not limited to):

  • Relevant Australian or Australian/New Zealand Standards (AS/NZS)
  • National Construction Code (NCC)
  • Occupation Safety and Health (OSH) legislation
  • Disability Discrimination Act (DDA)
  • Accessibility Aspiration Design Factors
